What a cheap quote leaves out
A low price per square metre is easy to advertise. The gap usually shows up in what is not in it. Ask about all six before you compare two quotes.
Taking up the old floor

Levelling the base
$25 to $45 per m2Only if it needs it. A flat, dry slab needs nothing. A dipped or damp one does.
Skirting or scotia

What moves the price
The size of the job
Bigger jobs cost less per square metre. Getting set up takes the same effort for one room as for a house, so on a small job that setup is spread over fewer metres.
What is already on the floor
Old carpet comes up quickly. Glued vinyl or tile does not. If the old floor is stuck down hard, that is extra hours and more to cart away.
The base underneath
A flat, dry, solid base needs nothing. Dips that need filling, a slab holding moisture, or timber that has moved all add work before a plank goes down.
Stairs
Stairs are slow and every tread is cut by hand. They cost more than a flat floor, and they are priced per flight rather than per square metre.
The product you pick
A thicker wear layer costs more up front and lasts longer. Usually worth it in a hallway. Usually not in a spare room.
